Sentara Health is seeking to hire a qualified individual to join our team as Director, Leasing.
Position Status: Full-time, Day Shift
Position Location: This position is hybrid.
Standard Working Hours: 8:00AM to 5:00PM (ET).
Expectations for this Role:
Sentara Health is seeking a Director Leasing. This role directs and manages the daily activities of the leasing team within the corporate facilities department in accordance with organization policies and standards. This position reports to the Director of Commercial Real Estate.
Responsibilities:
• Serve as a strategic real estate partner to other leaders and the Sentara Medical Group on different real estate leasing options, compliance with healthcare real estate rules and regulations, interpretation of lease provisions
• Manages portfolio leasing activity, leveraging internal and external people and resources and maintain understanding of current competitive market dynamics
• Coordinates negotiations of Lease, renewals, extensions, and modifications with owners, property managers, tenants, potential tenants, and attorneys, including preparation of term sheets, reviewing drafts and final documents for execution and distribution
• Assist in overseeing appropriate leasing and marketing plans for all portfolio properties within fair market value
• Proactively engages and mobilizes leasing brokers, internal leasing team, and prospective tenants to close lease transactions
• Partners with Property Management, Design and Construction for timing/condition of space, renewal process, improvements, and underwriting
• Maintains Fair Market Values for the portfolio as required
• Oversees the marketing of vacancies, screening prospective tenants, reviewing leasing proposals and financials, showing spaces; coordinating bid process
• Oversees the administration of existing leases working with Property Managers, Insurance, , Accounting, Bookkeeping and Legal Departments, Auditors, Owners, Tenants, and, Contractors
• Entrepreneurial approach to understanding landlord and tenant needs, crafting, and negotiating LOIs and consummating lease transactions
• Leverages relationships and act as a liaison between landlord and tenant by providing excellent customer service and handling tenant/landlord inquires and complaints
• Prepares reports and annual income budgets and manage such accordingly
• Reviews/renews existing leases to achieve maximum revenues
• Collaborates with Property Management and Legal on Correspondence and Tenant notices covering, end of term, renewal, violation, default, late payment and other issues, as required
The successful candidate will have:
• 5-7+ years’ experience in commercial space marketing, lease negotiations and administration, with emphasis on healthcare real estate
• Bachelor’s degree in business, finance, real estate, or related discipline
• Strong Microsoft suite skills (Word, Outlook, Excel, PowerPoint, Sharepoint, Project)
• Ability to work under tight time constraints
• Demonstrated ability to drive and manage leasing activity in a high-transaction volume environment leveraging best practices and a world-class team
• Comprehensive understanding of marketing, negotiating, legal, environmental and construction as related to consummating healthcare property leases
• Ability to understand budgeting and allocation of costs and basic principles of RE finance and investment
• Strong knowledge of healthcare real estate market
• Knowledge of Costar lease administration and/or Yardi Software a plus
• Relies on experience and judgment to plan and accomplish goals
• Excellent organization skills
• Excellent oral and written communication skills
• Ability to handle multiple tasks. Coordinate, manage and communicate efficiently and effectively
• Very strong interpersonal skills and the ability to build relationships with stakeholders, including staff, and external partners
